I'm here opening up a present that I don't deserve from Jen Ruins, who I left high and dry when she had this fantastic conference for property managers in Lancaster on Thursday. So, Jen, I'm making this video cuz Pablo said, "Here's your gift." And I said, "I don't deserve it." He's like, "Make a video. Make it up to Jen and and take this as your gift." So, here it is.
